A Lawful Development Certificate (LDC) can be a great option for many projects that can fit within certain parameters. It is a legal document that confirms that local Planning Permission is not required. No consultations are carried out by the Local Planning Authority and so neighbours aren’t sent a letter.

The Planning Permission route is more subjective in terms of its assessment but it can provide much more flexibility in terms of design, heights, uses and position. Various impacts of the development are looked at carefully. Local Planning Policies and consultation responses are taken into account when the LPA makes their final decision.
