We are experts in the Government’s legislation for detached Garden Rooms. We know, first hand, that many people have pre-conceived ideas about Planning rules, and these are often wrong.  There is confusing advice in the media, so let us simplify the whole Planning process for you right at the beginning of your journey.

We can advise you - or your client - on how to take advantage of ‘Permitted Development’ rights and obtain a Lawful Development Certificate (LDC). Alternatively, we can help obtain Planning Permission if this is the route you - or your client - need or want to take.

A Lawful Development Certificate (LDC) can be a great option for many projects that can fit within certain parameters. It is a legal document that confirms that local Planning Permission is not required. No consultations are carried out by the LPA and so neighbours aren’t sent a letter. The Certificate gives you, as well as any future purchaser of your property, TOTAL peace of mind.

The Planning Permission route is more subjective in terms of its assessment but it can provide much more flexibility in terms of design and position. Various impacts of the development are looked at carefully. Local Planning Policies and consultation responses are taken into account when the LPA makes their final decision.

We have worked in both the public and private sector on residential, equestrian, educational, agricultural and commercial projects - ranging from boundary fences to a new hospital.

As part of Council Development Management teams, we have assessed and determined thousands of Planning Applications and Lawful Development Certificates (LDCs) over the last 25 years.

We have also taken part in a variety of Appeal Hearings (including enforcement) - for Councils and for Applicants.
