it is more than 30 sqm?

Having a floorspace of over 30 sqm is NOT an automatic trigger for Planning Permission.

If you are told that this is a reason, it’s because they have confused Building Regulations with the Planning Permission rules. It is important to know that they are two totally different sets of legislation.
